Still deciding?
Start with the free audit. It costs nothing and shows you where you stand.
Pricing and contracts
What does it cost?
Engagements start at $2,500 a month for your website, Google profile, listings and reviews. With ads, they start at $5,000 a month, and ad spend is separate, paid straight to Google and Meta from your own accounts. Groups with several homes are priced by number of homes. The three options are on the services page.
Is there a long-term contract?
No. We'd rather keep you because the move-ins show up in the report.
Why is the Diagnostic paid when the audit is free?
The audit uses public information and shows what families see. The Diagnostic goes through your CRM and twelve months of move-ins and takes real work. It's also guaranteed: if you don't think it was worth it, we refund it.
Who owns the website and ad accounts?
You do. If we ever part ways, they stay with you.
Results
How fast will we see results?
Ads can bring in inquiries within a few weeks of launch. Search rankings, AI citations and reviews take a few months to build. Move-ins follow tours, so judge us on a quarter, not a week.
How do you report?
Once a month, in the numbers you already use: inquiries, tours, move-ins and what each source cost per move-in. Calls and forms are tracked into your CRM so the report matches what your team sees.
Will you work with my competitor?
No. We take one community per market.
How the work runs
Can you run Meta ads for senior living?
Yes. Meta treats senior living as housing, so ads run under its Housing category. That rules out targeting by age or zip code and sets a minimum radius. We plan the geography and the creative around those rules and keep every ad within fair housing guidelines.
Which CRMs do you work with?
We've connected tracking to Welcome Home and Further, including sending tours and move-ins back to Google Ads. If you use another senior living CRM, we'll look at it during the Diagnostic.
Do we have to stop using A Place for Mom?
No. Referral sites can stay part of your mix. The goal is for more of your move-ins to come through channels you own, so you pay fewer referral fees over time.
What do you need from our team?
Access to your CRM and accounts, photos or permission to take them, a quick yes or no on drafts, and new inquiries answered the same day. Fast follow-up matters as much as anything we do.
What is AI search, and does it matter yet?
Families increasingly ask ChatGPT and Google's AI for help finding care. Our 462-search study found those answers lean on directories for broad questions and on community websites for specific ones. We add the details that get you cited and rerun the searches to measure it.
Do we really need social media?
Yes. Families want to see daily life before they tour, and social is where they look for it. Posts of activities, meals and staff show what a website can only describe. We handle it in Tour Engine and Full Building, with permission from residents and families.
What platform are your websites built on?
New sites go on our own website platform: WordPress underneath, with a purpose-built theme and an editor right on the page. Your team can update text and photos in a click without breaking the design, there are far fewer plugins to keep patched, and AI tools can make edits inside the same design rules. Smaller homes
We're a small residential home. Can you help?
Yes, through Ellipse, our platform for homes and communities under 20 units. It keeps your Google profile, reviews and AI search visibility working every week for $599 a month, with no meetings, and you pay only after we've connected to your Google profile. See Ellipse.
